Student accommodation fees and contracts

Here you can find our student accommodation fees for the 2025-26 academic year. For previous year's fees, visit the accommodation portal.

Contracts

You’ll sign a contract with us when you accept a room in our halls of residence.

We offer three different contract lengths:  38 week, 41 week or 51 weeks. Some contract lengths are only available for certain rooms or halls. Your contract options will be shown to you when you apply for accommodation.

Our contract dates for 2026-27 are:

UK students

  • 38 week - 12 September 2026 to 5 June 2027 (266 days in total)
  • 41 week - Mayflower - 10 September 2026 to 24 June 2027 (287 days in total)
  • 41 week - Glen Eyre - 10 September 2026 to 24 June 2027 (287 days in total)
  • 41 week - City Gateway - 11 September 2025 to 25 June 2027 (287 days in total)
  • 41 week - All other halls - 12 September 2026 to 26 June 2027 (287 days in total)
  • 51 week – 10 September 2026 to 2 September 2027 (357 days in total)
  • 51 week - Orion Point - 12 September 2026 to 4 September 2027 (357 days in total)

International students

  • 38 week - 12 September 2026 to 5 June 2027 (266 days in total)
  • 41 week - 12 September 2026 to 26 June 2027 (287 days in total)  
  • 51 week - 12 September 2026 to 4 September 2027 (357 days in total)

Most undergraduates need a 38 or 41 week contract, and most postgraduates need a 51 week contract. You cannot change to a shorter contract after you accept your accommodation offer. You can book summer accommodation with us if you need to stay longer.

If you live in a self-catered room, you'll be responsible for preparing all your own meals.

Part-catered rooms

If you live in a part-catered room, breakfast and a main meal will be provided on weekdays during term time. Brunch is also provided on Saturdays, and lunch is provided on Sundays.

Part-catering can cater for specific dietary preferences and daily provide a range of gluten free, vegetarian, vegan and halal options.

Orion Point

Accommodation contracts for Orion Point are with Unite Students. 

You will need to pay £350 as an advanced rent for Unite rooms.

Paying your fees

You’ll pay for your accommodation in instalments. These are charged at the start of each term.

2025-26 payment dates will be:

  • 6 October 2025
  • 7 January 2026
  • 20 April 2026
  • 1 July 2026*

*51 week contracts only

If you received an accepted offer of accommodation before 22 August, you will see the original 10 April 2026 payment date on your PDF document within your portal.

2026-27 payment dates will be:

  • 21 September 2026
  • 18 January 2027
  • 12 April 2027
  • 1 July 2027

Students on Semester 2 contracts will receive their payment dates when they accept their offer.

Included in your fees

Your accommodation fees include:

  • all your utility bills (gas, electricity, water)
  • wi-fi and high-speed internet connection
  • Unilink bus pass for University-owned halls in Southampton
  • use of laundry 
  • 24-hour support and services
  • 24-hour security
  • on-site facilities, including common rooms and communal computers
  • contents insurance

Insurance for your belongings

Your accommodation fees include contents insurance. You can find out what’s included on our insurance provider’s website.

You’ll need to arrange your own insurance for any items not covered by this comprehensive policy.

Things to bring with you

You can find out what furniture your room will have, and what kitchen or kitchenette facilities you’ll share on your hall page. We also have an information page about what items to bring to University.

Help paying for accommodation

Student loans can include a tuition fee loan and a maintenance loan to help you pay for university accommodation and your living costs.
